R&D Lab Fuels Next-Generation Cancer Therapies
IN8bio, a leader in next-generation cellular therapies for cancer treatment, needed a consolidated facility to support its expanding research and development activities. Their focus on activated and gene-modified adoptive cellular therapies, which protect cells from chemotherapy and disrupt tumor microenvironments, required a specialized BSL-2 biotechnology lab that could accommodate future growth.
EwingCole, in partnership with ECBuild, designed and constructed the new lab within the historic Martin Biscuit Building (built in 1928). The project faced several challenges, including renovating an occupied building while maintaining operational continuity and meeting tight schedule constraints.
ECBuild identified the longest lead items, particularly the laboratory casework, and developed an early procurement package before completing full construction documents (CDs). This proactive approach ensured that the casework arrived on schedule, avoiding delays. Additionally, ECBuild developed cost estimates at key design stages—concept, schematic design (SD), design development (DD), and CDs—allowing the project to remain within the owner's budget.
ECBuild's early engagement in the project helped guide design and procurement efforts to align with the owner's desired outcomes.
The In8Bio R&D Development Lab project was successfully completed on schedule, adhering to the contract schedule despite the challenges posed by renovating an occupied building. ECBuild's early procurement strategies and effective coordination with subcontractors and vendors helped ensure smooth project execution, allowing the team to meet all critical deadlines.
In addition to timely delivery, ECBuild completed the project under budget, a direct result of ECBuild's meticulous budgeting and cost management processes at each design stage. The project stayed aligned with the Owner's financial expectations by developing estimates during the concept, SD, DD, and CD phases.
The client expressed great satisfaction with the project's overall design, construction, and turnover phases.
